Are you an architect or interior designer looking to leverage your creative expertise in a dynamic corporate environment? We're seeking a talented Senior Occupancy Planner to bring design thinking and spatial innovation to our fast-paced corporate real estate team.
In this role, you'll apply your design background to solve complex space planning challenges, working directly with executive stakeholders to create functional, innovative workplace solutions. Your architectural training and spatial design skills will be your foundation as you transition into strategic corporate real estate—where your creativity meets business impact.
This hybrid position is based in Richmond, Virginia, requiring 3 days onsite each week, and reports to the Regional Occupancy Planning Manager.
What You'll Do:
Strategic Space Planning & Design
- Leverage your design expertise to develop innovative test fits, space allocation plans, and workplace strategies using your CAD skills and spatial design thinking
- Create comprehensive space solutions including adjacency diagrams, test fits, restack strategies, and move sequencing plans
- Apply workplace design principles—agile methodologies, design thinking, and collaborative workspace concepts—to optimize space utilization
- Develop multiple creative solutions for complex occupancy challenges such as mergers, rapid growth, consolidations, and organizational change
- Use your planning/design background to forecast space demand and create compelling visual presentations that tell a story
Client Partnership & Stakeholder Engagement
- Build strong relationships with end users, translating their business needs and workflows into innovative spatial solutions
- Deliver compelling presentations to executive leadership, demonstrating your design perspective and strategic recommendations
- Navigate conversations across all organizational levels—from executives to associates—with confidence and adaptability
- Apply best-in-class design knowledge and external research to inform client solutions
- Manage change effectively, facilitating smooth transitions through thoughtful design and planning
Data-Driven Decision Making
- Analyze building data, organizational metrics, and occupancy patterns to inform strategic space planning decisions
- Create visually impactful presentations that combine data insights with storytelling
- Utilize advanced Excel skills (pivot tables, data analysis, formulas) to support planning recommendations
- Monitor cost-saving initiatives and demonstrate value-added contributions through data analytics
- Manage space allocations and data accuracy for a real estate portfolio using CAFM/IWMS database systems
Multitasking in a Dynamic Environment
- Juggle multiple projects with varying priorities—from strategic initiatives to tactical requests
- Track numerous moving parts across concurrent projects, maintaining organization and attention to detail
- Adapt flexibly to rapidly changing business needs and evolving requirements
- Work collaboratively within a matrixed team environment alongside project managers and furniture specialists
- Domestic travel as required
What You'll Bring:
Design and/or Planning Foundation (Preferred)
- Bachelor's degree in Architecture, Interior Design, Business, Real Estate, or related field
- Background in architecture or interior design that translates beautifully to corporate space planning
Technical Skills
- Test fit/space planning experience (highly valued—your spatial design skills are essential at this senior level)
- CAD Software proficiency for developing test fit options (intermediate to advanced preferred)
- Familiarity with CAFM/IWMS database systems (FMS, Manhattan, Tririga, Archibus, or similar) - preferred, but not required
- Proficiency in MS Office, particularly Excel and PowerPoint (intermediate to advanced preferred)
- Proficiency in Google Workspace and Adobe Acrobat
Professional Experience
- 5-7 years in occupancy planning, space planning, interior office planning, or move/project management in corporate real estate
- Demonstrated ability to work in a corporate or matrixed environment
- Experience managing stakeholders and working alongside cross-functional teams

Compensation: $100,000 - $115,000

Estimated compensation for this position:
100,000.00 – 115,000.00 USD per yearThis range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
