This role is responsible for leading all planning activities from concept through start of construction.Responsibilities:Lead full pre-construction phase through project start (ground-up residential)Manage budgeting, early cost estimating, and master schedulingOversee design development coordination with architects and consultantsHandle NYC zoning, entitlement, permitting, and agency approvalsConduct site due diligence and constructability reviewsCoordinate closely with internal teams and site/project managers for seamless transition to constructionRequirements:2+ years of pre-construction/project management experienceStrong NYC real estate development experience is requiredProven experience on 50–100+ unit ground-up residential projectsDeep knowledge of NYC codes, zoning, and permitting processesStrong organizational, technical, and communication skillsThis role requires ownership of the full pre-construction lifecycle and the ability to drive projects from concept to construction readiness.
